The 244.000 square-metre site of the Setun Hills Business Park is located in the west of Moscow’s city, approx. 5 km from the city centre in a former nature conservation area by the river Setun. The design of the project is distinguished by the integration of innovative office buildings in the existing surrounding landscape by means of diverse interior and exterior relations of the building on the one hand and the low geometry of the building volumes on the other hand, which are flattened in their cross-section and are blended into the landscape in their layout.
The structures are combined with the landscape topography like a modern, integrative implant. The access for traffic and the stationary traffic are all accommodated underground. Only the unavoidable traffic and individual approach drives are located on the ground floor.
The complex of buildings consists of one building section placed by the Minskaja Street which ensures the public utilisations such as shopping, food court, entertainment etc., whereas the three identical buildings further to the west are allocated as pure office buildings. The urban planning conclusion of the project is formed by an apartment hotel integrated in the terrain modulation with top-class spa and restaurant facilities.
